Landlords in Norwich are legally required to undertake an EICR (Electrical Installation Condition Report) in their rental property at least every 5 years and provide a copy of the report to the tenants or any new tenants that move into the property. Should the local authorities request a copy you must also provide this to them.
If an electrician spots any particular issues or thinks certain elements may need retesting, an electrician may advise that the property should have an EICR again in say a year's time or maybe 3, landlords are required to follow the advice around the time frame suggested in the report. The higher the risk an environment is, the sooner the next EICR will be recommended.
What reasons would a landlord have an EICR sooner than 5 years?
If a landlord is aware of a few electrical issues in their home and are due to have new tenants, some take the sensible route of completing the EICR early, rectifying any issues and knowing a clear report can be given to the next tenant and the next EICR 5 years down the line is less likely to be unsatisfactory.
A recent example of a Landlords EICR, Norwich is one we attended on Robson Road. This was a 3 bed semi detached student house.The EICR was not due for another year but due to change of tenancy, the landlord was keen to get this done earlier as this will give her the chance to get remedial work carried out prior to the new students moving in. During the EICR we found several issues due to heavy usage, such as damaged sockets,a broken pull cord for electric shower and a light fitting that had been pulled loose. We were able to carry out the remedial work, leaving the customer feeling satisfied.
Do I need a new landlord's EICR every time there are new tenants?
No, this isn’t an automatic requirement but there are a few things that should be checked first. Whilst a brand new tenancy isn’t automatically grounds for needing a brand new EICR. In circumstances where the last EICR was less than 5 years ago and the report doesn’t state that any further investigation or remedial work needs to be carried out then the existing report remains valid and no new inspection needs to be carried out.
However, you must supply a copy of the current report to the new tenants prior to them making the move into the property.
The only times when a fresh landlords EICR is to be completed is if the legally required interval has passed or if the last report reported that there is remedial work that needs to be done or if any further investigation is required of an issue that was found.
