If you're unsure and want to know who needs an EICR? Norfolk Current Ltd have put together the following blog. As a homeowner or landlord it's worth understanding what an EICR is and who needs one.

Who needs an EICR?

What is an EICR?

An Electrical Installation Condition Report is an inspection of the electrical systems at your property in Norwich. During the inspection, lighting, wiring, the consumer unit and outlets are inspected. The reason behind an inspection is to identify potential issues, electrical faults and areas of non compliance.

As the modern household in the UK now includes additional electrical systems such as solar panels, underfloor heating and EV chargers, these systems will need to be checked too.

Who needs an EICR? Landlords

If you own a rental property in Norwich, you definitely need regular EICR’s. The inspection must be conducted by qualified electricians such as Norfolk Current Ltd. An inspection must take place every 5 years for rental property and every 3 years if you are a landlord of an HMO. Landlords must provide copies of the EICR report to existing clients.

There are severe consequences if you fail to provide evidence of an EICR.

As well as having trouble renting your property, you could face fines and legal proceedings if valid EICR’s are not conducted.

Who needs an EICR? Homeowners

Although there is no legal obligation to conduct an EICR for homeowners, it is incredibly good practice to keep an eye on the electrical installations at your home. Norfolk Current Ltd recommends that homeowners invest in an EICR every 10 years as there are benefits of doing so. Having recently conducted EICRs for homeowners in Norwich, our skilled team have found concerns with outdated fuse boards, just in the nick of time. A faulty fuse board can be dangerous, resulting in injury through electrocution.

We also work with homeowners who are getting their home ready to sell. A valid EICR does add appeal, demonstrating safe electrical installation for any potential buyers.

What do the EICR codes mean?

During the inspection, an EICR electrician from the team will identify and record any faults. Each fault is assigned a classification code. A C1 code indicates a very serious hazard which requires immediate action. C2 codes suggest a potential danger. Inspections which flag up any C1 or C2 faults are deemed unsatisfactory. In this case, remedial action should be carried out within 28 days. If only C3 codes are identified, we do recommend improvements and this will mean the report outcome will be "satisfactory"
FI codes suggest further investigation by Norfolk Current Ltd is needed.
